You must ask the developer for the sanctioned plan and associate the same with the actual built-up stretch. Doing this is imperative because the recommended procedure is not the same as the built area, and such a construction amounts to an illegal structure.

3. Inheritance

While investing in inherited property, ensure that the beneficiary’s name is mutated in the relevant government or taxation records, depending upon the nature of the home. Ensure that such a property was transferred, with the necessary proof of inheritance – for example, a will, or probate, or letter of administration or succession document, or by any shared knowledge. If there is no will, ensure that property was distributed as per the applicable succession laws.

4. Sale deed

5. Municipal consents

Ensure that your house plan has all the requisite approvals needed from the different sections of the municipal corporation. In addition, make sure that any licenses, if required, have been obtained from the appropriate departments.
